Buying vacant land as a hold, not an immediate build

Why lenders treat “just land” cautiously

Vacant land without an imminent construction plan is generally viewed as a less liquid, harder-to-value form of security than an established home. Some lenders reduce the maximum LVR available for standalone land; some require a build to commence within a defined period after settlement to keep their standard land policy; and some simply won’t lend against vacant land as sole security at all, regardless of your income or deposit strength.

What tends to matter

  • Location, metro, regional or rural land can be treated very differently by the same lender
  • Block size, larger or unusually shaped blocks can move outside standard residential security policy
  • Services and access, full services (power, water, sewer, formed road) versus undeveloped or acreage land
  • Zoning, residential zoning is the straightforward case; rural, special-use or mixed zoning narrows the field further

Government treatment for a land-only purchase

Government treatment of vacant land can differ from an established-home purchase. Check the official state or territory revenue source through Government Support. Once you have confirmed the current duty, concession or other government amount, add that figure to Funds Position if you want it included in your estimate.

What to prepare

  • Full details of location, size, services and zoning
  • An honest timeline, even a rough one, for when you might build
  • A realistic view of the LVR available for standalone land, which can be lower than for an established home
