NSW
At a glance: The First Home Buyers Assistance Scheme (FHBAS) can fully or partly exempt eligible new/existing homes up to $1,000,000 and vacant land up to $450,000 from transfer duty. A separate $10,000 First Home Owner Grant applies only to new homes.
What is available now
Under FHBAS:
- new or existing home up to $800,000: full duty exemption
- above $800,000 and below $1,000,000: concessional duty
- vacant land up to $350,000: full exemption
- above $350,000 and below $450,000: concession
First Home Owner Grant
$10,000 for eligible new homes. The grant can apply to eligible newly built or substantially renovated homes up to $600,000, or up to $750,000 for land plus a comprehensive building contract. Established homes do not receive the FHOG. Only FHBAS duty relief can apply to them.
Worked examples
| Established home, $790,000 | Potentially $0 transfer duty under FHBAS; no FHOG (established) |
| New home, $590,000 | Potentially duty exemption + $10,000 FHOG, if separate criteria are met |
New vs established vs vacant land
This is the key distinction in NSW: FHBAS duty relief can apply to new AND established homes (and vacant land), but the $10,000 FHOG cash grant is new-home-only.
How this can work with federal support
NSW duty relief and the FHOG can be combined with federal programs where you separately qualify: see the 5% Deposit Scheme and FHSS guides.
What to confirm before signing
- whether your purchase price sits in the full-exemption or concessional duty band
- whether your property is new enough to also qualify for the $10,000 FHOG
- current thresholds directly with Revenue NSW before relying on either figure
