QUEENSLAND
At a glance: Established-home first-home concession is full up to $709,999.99, tapering to nil at $800,000. New-home buyers can access a boosted $30,000 First Home Owner Grant, legislated to continue beyond 30 June 2026.
What is available now
For contracts under the current first-home concession schedule:
- up to $709,999.99: maximum first-home concession deduction applies
- $710,000–$799,999.99: the concession tapers
- $800,000 or more: the additional first-home concession is nil, although ordinary home-concession rules may still be relevant
From 1 August 2026, eligible home/first-home/vacant-land concessions generally require the buyer to be an Australian citizen, permanent resident or specified foreign retiree.
New vs established homes
Queensland has separate first-home new-home concession rules. Confirm whether the property is genuinely new or substantially renovated, and check the contract date, since this changes which concession schedule applies.
First Home Owner Grant
Current boosted grant: $30,000 for eligible new homes, for contracts from 20 November 2023. The Queensland Government legislated its continuation beyond 30 June 2026. A current grant value-on-completion threshold remains relevant. Confirm the specific figure with the Queensland Revenue Office for your transaction.
Residence
For the Grant: move in within 1 year after the completed eligible transaction and live there continuously for 6 months.
How this can work with federal support
Queensland’s concession and the $30,000 FHOG can potentially combine with the 5% Deposit Scheme where you separately qualify.
What to confirm before signing
- which concession band your purchase price falls into, and whether it tapers to nil
- your citizenship/residency status against the 1 August 2026 requirement
- the current value-on-completion threshold for the $30,000 grant directly with the QRO
