What is available now

For eligible contracts from 6 June 2024, the property value cap was removed for qualifying new homes and vacant land to build a new home. For contracts on or after 13 February 2025:

• full stamp duty relief is available regardless of property value
• the relief does not apply to a foreign ownership surcharge where that surcharge is otherwise payable

This relief is targeted to eligible new homes, off-the-plan purchases and vacant land to build. It is not a blanket established-home exemption.

New vs established homes

South Australia’s duty relief and its First Home Owner Grant both apply only to new-home/build transactions (including off-the-plan and vacant land to build). Established, previously-occupied homes do not qualify for either.

First Home Owner Grant

South Australia’s First Home Owner Grant is currently $15,000, a one-off, tax-free payment for eligible new-home/build transactions. As with the duty relief, the property-value cap was removed for eligible contracts from 6 June 2024, so the full $15,000 can apply regardless of purchase price where the other new-home eligibility conditions are met.

How this can work with federal support

SA’s duty relief and $15,000 grant can potentially combine with the 5% Deposit Scheme where you separately qualify for both.

What to confirm before signing

• that your property is genuinely new, off-the-plan, or vacant land to build, not established
• whether a foreign ownership surcharge applies to your situation, since duty relief does not offset that separately
• the current grant conditions directly with RevenueSA before relying on the $15,000 figure for your specific contract
