VICTORIA
At a glance: Eligible first-home buyers pay no duty up to $600,000 dutiable value, with a concession up to $750,000. A separate $10,000 First Home Owner Grant applies to new homes up to $750,000.
What is available now
- up to $600,000 dutiable value: no duty
- $600,001–$750,000: concessional duty
This duty relief can cover new, established or vacant land intended for the first home. It is not limited to new builds.
First Home Owner Grant
$10,000 for an eligible NEW home up to $750,000. The home must be new, and residence rules apply.
New vs established vs vacant land
Duty relief applies broadly (new, established, vacant land); the $10,000 FHOG cash grant is new-home-only, matching the pattern seen in most other states.
Residence requirements
Generally move in within 12 months and occupy continuously for 12 months. Vacant-land timing differs and should be checked directly before relying on the concession.
Other current items
Off-the-plan rules can reduce dutiable value for qualifying purchases. Treat this as a separate, current offer/concession to check specifically: eligibility and contract dates matter for whether it applies.
How this can work with federal support
Victoria’s duty relief and FHOG can potentially combine with the 5% Deposit Scheme or Help to Buy where you separately qualify.
What to confirm before signing
- your dutiable value against the $600,000/$750,000 bands
- whether your new-home purchase meets current FHOG residence rules
- whether an off-the-plan concession applies to your specific contract
